Who are the real estate agents in a transaction?
There are two real estate agents in a typical real estate deal. One works for the seller as the “Listing Agent” and the other works for the buyer as the “Buyers agent”.
What is a Buyer’s agent?
A Buyer’s agent is the real estate agent who represents the buyer in the transaction. The purchase of real estate is no easy task. It involves having someone with special training in this field to look out for your needs and get you the best deal possible deal. In addition to negotiating for you, your Buyer’s agent will help ensure that your closing goes smoothly by acting as a liaison between you and the mortgage and title company.
Why do you call yourself the Buyer’s Specialist?
I have spent 20 years working almost exclusively with buyers. Combine my experience in real estate with the same amount of time building, remodeling and leasing homes. This is the “specialty” I have chosen. Think of it in the medical terms. If you needed brain surgery would you go to family physician or would you choose a specialist?
Why not just call the agent on the sign?
As a buyer, you would not want to work with the real estate agent who represents the seller. The seller’s agent has an ethical and fiduciary responsibility to work for the best interest of the seller. You will not have the benefit of an agent working for you, researching current sales and negotiating a fair deal.
Will I have to pay to use a Buyer’s Agent?
No, my fee will always be paid for by the listing agent’s broker.
Will I have to sign a contract with a Buyer’s Agent?
Yes. In order to hire me as your agent you will need to sign a contract that will allow me to show you homes and represent you in any real estate transaction that you wish to pursue.
